Commercial EDGE is a database subscription service for historical commercial real estate sales transactions. 

The data that is received monthly from the Province is processed within one week of receiving it.  The date of the information is based on the Date of Registration with each respective Province, not the Transfer of Land date, which is almost always a much earlier date.  A Transfer of Land document is not accessible until it is officially registered (example:  Signed in December, but not registered until February - due to conditions).  While the delay may seem excessive at times, there is no way to process these documents until they are officially registered in each Province.

Commercial EDGE has detailed reports on commercial, industrial, multi-family and land sales in Vancouver/Lower Mainland, Calgary and Edmonton areas that have been registered with the provincial land registries in BC and Alberta.

There are several years of data available to subscribers depending on the marke.  Some records date back as far as March 2000.

The reports include pertinent documents involved in the transaction (when and where available). This includes transfer of land, titles, corporate documents and strata plans.  Commercial flyers and images are also provided when possible.

Subscribers can search the database using various criteria.  Search results can be filtered based on property type: commercial, industrial, multi-family and vacant land.  Other filters include date range, sale price range, street, subdivision, property use, zoning, price breakdown, lot size, plan number, PID/Linc Number, etc.

New sales data for all markets is added to the data base monthly.

Title search information is current as of the date of the sale.

For properties that have been sold multiple times there would be a report for each sale.  Search results for a property that has been sold three times would produce three separate reports with the appropriate information for each sale date.

Yes, we have strata plans for all appropriate sales.

Commercial EDGE provides the service at a more reasonable cost to our subscribers, and includes transactions at every price point.

Once logged on, from the top right corner, click "edit profile".  Click the "edit" tab.  You will be required to enter your current password first, then enter a new password twice, click "SAVE" for the changes to apply.
