Q What is the difference between Commercial Edge and CLS?
A Commercial Edge is a comparable sales database with records dating back to August 2004. Commercial Edge data includes sales of commercial, industrial, multi-family, and vacant land properties.

CLS is a database of current commercial property listings and business listings, and includes historical data on properties listed through CLS. The CLS data only captures 25 per cent of the commercial, industrial, multi-family, and vacant land properties, whilst Commercial Edge captures all available data.

 
Q What types of properties are available for viewing?
A This site has detailed reports on commercial, industrial, multi-family and vacant land sales that have been registered with the BC Assessment Authority and are deemed to be legitimate transactions involving non-related parties.
 
Q How far back does your data go?
A Our data goes back to August 2004, however complete data for Metro Vancouver started in 2005.
 
Q What types of details are available?
A The reports have all of the pertinent documents surrounding the sale. This includes the buyer and seller corporate details, access to a detailed maps, a copy of the Transfer of Land when needed, and a copy of the Title. These documents are available in PDF format. A detailed digital image is provided for each property. This image has no embedded company logo and can be used by the client for commercial applications.
 
Q What are the search capabilities of the database?
A You can search the database using several criteria: by municipality, property, address, or sale price for as many details as required.

Commercial Edge has the ability to select data from individual Metro Vancouver municipalities or up to three simultaneously.

Once you've selected the municipalities to search, you have the option to narrow your search by property type: commercial, industrial, multi-family, and vacant land.

After you've selected the property you can narrow your search by: time range, price range, street reference, the use of the property, zoning, municipal sub-divisions, price breakdowns, lot size, transfer numbers, PID numbers, buyer/seller, and the plan for the property.

 
Q How often is the website updated?
A The website is updated on a monthly basis with sale dates ranging from one month to three months depending on the registration date with the provincial government.
 
Q Are Title searches updated regularly?
A On the Commercial Edge, Title searches are current as of the date of sale.
 
Q How do you account for properties that have been sold multiple times?
A When properties have been sold more than since we started in August 2004, we place a letter beside the property's address. For example: The first time 1549 Barclay was sold it was shown as 1549 Barclay. The second time it was sold it was shown as 1549A Barclay, a third time as 1549B Barclay, etc..
 
Q Does the site have mortgage documents?
A Mortgage documents can be found at BC Online - www.bconline.gov.bc.ca
 
Q Does the site supply strata plans?
A Yes we supply strata plans for all appropriate sales.
